The Fort Lauderdale City Commission approved the final phase of the $1.5 billion Nautico District project on Dec. 3, setting up one of the biggest developments in the city.
Miami-based Cymbal DLT, led by Chairman Asi Cymbal, will build the project on six acres at 408 S.W. Fourth St. and 400 S.W. Third Ave., along the New River. The company previously relocated and preserved a 100-year-old rain tree within the site to make way for the project.
The Nautico District will total 1.68 million square feet, with 355 apartments in 37 stories in the first phase and 345 branded condos in 30 stories in the second phase, along with waterfront retail space. There will also be a 119-room hotel in 30 stories and a marina with 78 dry boat slips and 12 wet boat slips. The plan is to allow residents to access their boats with a valet that would set it up for them so it’s ready to sail.
The condo and apartment tower would be positioned at opposite ends of the parking podium, and that structure would be connected to the hotel/marina building on the river with a pedestrian bridge.
Cymbal DLT started site work on the project in 2022. It will break ground on the first phase with 335 apartments during 2025.
“Cymbal DLT’s vision for the Nautico District is to not only deliver residences that inspire, transform, and improve quality of life for residents, but that also extend these benefits to the broader community and activate the south side of downtown Fort Lauderdale’s Riverwalk with our 6-acre transformative mixed-use development,” the developer stated.
Miami-based Arquitectonica designed the project.
The Nautico District could generate more economic activity in Fort Lauderdale by welcoming new residents and hotel guests.
